- Clean condenser coils
- Clean debris from condenser base pan
- Check refrigerant level
- Check all electrical components on condenser for proper function
- Check and clean evaporator coils
- Check and clean blower assembly
- Clean and flush drain lines
- Check all electrical components on air handler for proper function
- Gas furnace—clean burners, pilots, and inspect heat exchangers
- Check thermostat for proper function
- Visual inspection of duct system
- Report overall condition of system
- Replace filters (filters not included in price of annual maintenance plan)
